Seller Identity Documents

  • Valid identity card or passport
  • Recent proof of address (less than 3 months)
  • If married couple: family book or marriage certificate
  • If company: commercial register extract and articles

Property Documents

  • Property deed (notarial title)
  • Property certificate if recent acquisition
  • In case of inheritance: certificate of heirship
  • In case of donation: deed of gift

Mandatory Technical Documents

Energy Performance Certificate (CPE)

  • Mandatory and valid 10 years
  • Must be mentioned from the listing
  • To order if not up to date

For Recent Constructions

  • Building permit
  • Compliance certificate (commodo-incommodo)
  • Approved architect plans
  • Builder guarantees (if less than 10 years)

Cadastral and Urban Planning Documents

  • Cadastral plan extract
  • Cadastral matrix extract
  • Urban planning certificate (request from municipality)
  • PAG (General Development Plan) of the plot
